Silverleaf Resorts

I got a postcard from Awards Verification Center - 2400 W. Pioneer Pkwy, Suite 210 Arlington, TX 76013 and found a hilarious post by a guy who went there just to mess with them. The company seems to be Silverleaf Resorts who also doesnt seem to respect telemarketing laws, got busted by the FCC and has numerous complaints at the BBB


I really like how this guy dealt with them. It never astounds me at how stupid American society is to aid and abett a company as corrupt and greedy as this one grow to a Market cap of 88 million. This should be a penny stock, not a $2 stock. These guys have 23 million in net income. This crap drives me crazy.

  • I am the proud owner of two deeds from Silverleaf and have been for the last 4 years. I have never had any problems with any of the several resorts that my family has stayed at. The staff is always friendly and willing to help with any problems. I have recommended several family members and friends to silverleaf and will continue to do so.

  • I am one of those individals that look for wrong in everything. So when i went on the 90min presentation I asked them every single question you can think of, but there is no scam. They are not trying to cheat you. They are very nice and really want your business thats why they are so nice. So far my family and I love it and enjoy it. I have taken family and friends and they also seem to enjoy it. Like they said early, "you are only SCAMMIN YOUR SELF"

  • Timeshares are a glorified
    ponzi Scheme. Example: Lets say a popular resort has 400 units in one building at a popular vacation destination. A year has 52 weeks and if each week is being sold for $25000 to consumers, the resort makes 52 * $25000 = $1.3 Million for one unit. For 400 units, the resort just raked in a whopping $520 Million in cash. On top of that with maintenance fees of $1000/year, the resort collects $52000 in maintenance fees/unit/year as every timeshare owner pays $1000 for their week and there are 52 owners/unit as there are 52 weeks in a year. The yearly recurring maintenance fees gives the resort another $20.8 Million/year. Consumers usually buying timeshares generally dont run the math this way. Timeshares are extremely profitable business for the resorts and the sales people who sell it, but a very poor investment for the consumers buying it. Timeshares have no investment value. Consumers should be extremely diligent and vigilant and stay from Timeshares from any company which claim it to be investment value of any sort as they are not.

  • My familiy and I own a deeded week with Silverleaf Resorts. We have been able to take great family vacations every year. It put our vacation money in our budget, which we didnt make a priority before, and showed us how to take my family on some great trips. We have 3 kids and plan to eventually own 3 weeks to will them down one day.I cant speak for others but finding someone that helped us book our first few vacations was very helpful.

  • I have to say the loser who wrote anonymous comments are usually the staff of silver leaf posted their comment as anonymous made me laugh. It's not a scam it's simply an advertising promotion. They make things called trash cans so if you are the busy guy that stays home calling every number he sees on a piece of mail just to say no it's a scam without even listening to what they have to say do yourself a favor and just use that handy little trash can of yours:)

  • I met with the folks at Silverleaf in Galveston Texas yesterday. I didnt buy anything, I was asked to buy. Does that make them crooks? I knew when I went that they are very agressive marketers and they are in business to make a profit, also not a bad thing. I got what I was promised as gifts and am still considering a purchase. By the way I dont work for them and dont know anyone who does.

They tell you that you are buying a valuable property that can always be resold if you want. What a lie, have you ever heard of anyone being able to sell one of these units. People actually give them away so they won't have to deal with Silverleaf anymore...

  • This company has no soul. They refuse to let me cancel a tour when there are severe thunderstorms and tornadoes in the area. Luckily I am only out 20 bucks that I put down for a reservation rather than more. It is obvious to me that a company that would do this does not have a soul and I will not reschedule my tour with them as I want nothing to do with a company like this.

  • I'm dying laughing at these different complaint boards and blogs, when I see posts calling others idiots and such. It's obvious those are Silverleaf employees! People, the complaints are true and real. My mother just got taken for a ride to the tune of $25,000 and when she called to use the timeshare was told she couldn't be guaranteed the Presidential size, or even the time frame she wanted. They get you to buy it, they let you stay in the nicest condos, and then when they've got your money, they either tell you they are booked up, or they put you in a crappy condo. Believe it, people - and ignore these posts saying Silverleaf's not a scam.

    Silver Leaf timeshare weeks and can have them out of your name in six weeks and you pay nothing
    Out of pocket and get a tax donation write-off in addition (so it’s like selling- get money back)-
    Well I’m a skeptical person but I figured I should give it a try so I emailed the girl in the ad/comment-
    Nanette and she mailed me a small welcome packet of information on donation and I faxed in
    Information and sure enough the week was out of my name in six weeks and I had a $5000.00 tax
    Donation to file with my taxes. They were honest courteous and reliable so I wanted to let everyone
    Know. (And also wanted to help Nanette she was wonderful.) Good luck getting rid of your Silver Leaf.

  • Vacationed at Country Hill,TX Silver Leaf. We are not owners,we used our RCI exchange. Before going, we read bad things about it but we also read about how nice of a resort it was with plenty of things to do onsite and close by so we decided to give it a try. It was the worst vacation ever because of the way were treated and the bad housekeeping and maintenace, and valuable time lost cleaning and moving. The first day we got there the check-in was fast and staff was nice. We got to the room, after almost 14 hour drive we just wanted a shower. Both bathtubs were dirty so I cleaned the one with the only shower. The Shower head, handle, and spout were overly caucked and still loose. I washed the tub, the water was not draining. We dealt with it. First morning, realized the stove burner pans did not fit and pans wouldn't lay flat and the 2 back burners did not work properly. They had no kitchen towels and oven mitts. We still ignored it. Front desk called to ask how things were, so we told them what was wrong. Got and apology and they sent housekeeping and maintenance and said maintenance would clean-up afterwards. Housekeeping came in and said the tubs were clean. I just told her, I had cleaned them. Maintenance came in and found that hair had clogged the drain. If housekeeping used water to clean, they would have noticed the drain was clogged and did not drain in the first place! (also that it leaked downstairs)By the way maintenance took our bath mat, left the wash cloth he used to do something that caused to be all brown, and the tub had black dirty marks. He did not clean it nor did they bring back the towels they took! We said nothing. On the 5th day after getting back from Sea World on a Hot Texas day in June almost 7:30pm with kids tired and ready for shower. We got to our room with card saying we could not use the only shower we had because it was causing a leak down stairs! To contact front desk. I contacted the front desk. I said no problem but that we only use showers and not baths. She said we had option to stay or move to another unit. We chose another unit and she paused and was caught off guard. She said they would have to find another unit. She said she would let us know.(why would you offer another unit and not have one ready?) I walked to the front desk, they found a cabin, which they confirmed is a downgrade,so I laughed and said at this point you guys at the minimum shoud be upgrading me not downgrading me! She said they could not do that it required management and management was not available until the morning! They looked and found an equal unit but accross the highway. I went to check it out before moving the family, and it was dirty, beds unmade, drink or coffee in bathroom sink, stunk like smoke! I had to laugh to calm down. I told my Husband and he went to the front desk very angry!!! Gave him a key finally into a nicer cleaner unit from the one they originally set us up. They lied!!! The building next to us was mostly empty--no cars! I am so mad! Wasted a good amount of hours! Management never bothered to talk to us the whole time. It was almost the end of the day and only one kind employee called to let us know that our request to be given an extra night was denied and she apologized. Oh, they did grant us free meals at the snack bar. Thanks, but at this moment we will pay for our own. Not only were they rude but waste our valuable time with our kids, we just can't accept that! We want the day wasted back. Also met a Silverleaf Resort owner and she said that they had they same experience in regards to maintenance and housekeeping in another resort in Flint with Silverleaf. The resort is a pretty place with plenty to do. It is sad that housekeeping and maintenance lacks. We will not be returning there.

  • I actually work as a promotions greeter for Silverleaf. there is no scam. I actually went on the tour back in febuary before I worked for them. I know how it works because I work there. I also have had the experience as a consumer who at the time was unaware of how it worked. Basically you go do a 90 minute tour of the timeshare (which is actually really fun) They try and pitch a sell and you can say no and they will have their manager come try and sell to you. Its not a big hassle they don't keep pushing. And even if you do not buy the timeshare, you still get the prize they promised you. Like I said I went in Feb. with my cousin and we didn't buy and we still got to go on the cruise to mexico. It is a really great deal if you want to travel. And if you want to buy a timeshare the thing is you have to use the timeshare or Yeah! it is a waste of money!

  • I wish I had stumbled across all these comments before I was suckered into a Sampler timeshare. Silver Leaf does not offer what they advertise, my family entire day was a mess, a 90min session turned into 3-4hrs with a sales Rep. Finally gave in to thank the lord only a 1yr contract but got scammed out of a thousand dollars. Im thankful its not much more like others I heard and read about. But all wrong doing come to a end, good luck to them when Karma comes around!!

  • I went to a silverleaf resort last weekend and i loved it they do give u all they promise just for coming out I recieved a free all day pass to the resort 5 waterpark passes for everyone in my family and a 2 night stay in a great hotel. I enjoyed it and the ppl saying its a scam should try it i have pics of my family at the resort in Tyler and can prove i went. I do not work for them or know any1 who does. I am just a customer who enjoyed my time there and want ppl to know its a great company.

  • We went to one of the 90 minute tours at the Tyler, Texas location. 1. We went because they said that there would be child care for when we did the tour. There wasn't any. All the kids went on the tour with us. 2. 90 minutes became 3 hours. 3. I don't talk business or money in front of my kids. Period. 4. The "gifts" you got. $40 Visa card that we used for the gas there and back. The resort that you got to spend either 3 days or 1 day weekend, sent them the money to reserve, have never heard back. The hockey tickets for the Stars? Not valid. Ticketmaster won't accept them. Condo maintence fees? Over a $1,000 a year for you to spend 1 week. If you want to waste a day,go and enjoy the "free" tour.

  • I went to one of these meetings and not only was it so boring, it lasted over 3 hours. Even after telling the salespeople that I can't stay because my kids were hungry and that we didn't expect it to be soo long. We suffered through it because of the coveted Great wolf lodge trip we were promised. Well we made it through and got the certificate. I applied for the vacation 2 months ago and still had not gotten a confirmed vacation date. They make jump through so many hoops just to try to set a date (i.e. signing up online, various confirmations, calling in to confirm a date). well I made it this far and called to confirm a date. It seems the only days they had available were on Thanksgiving week where I would go in on Monday and have to check out on Wednesday (the day b4 thanksgiving) how convenient! So I asked about the one day offer and was told I would get a whopping $13 or so back from my $100 deposit. I asked what happened to $37 taxes for one day. He went on to talk about some kind of vacation insurance. I told him never mind - I can just imagine how much more I would have to go through just to get this vacation. I cancelled and now am hoping I get my money back quickly (supposedly 14 days) Please save yourself from unnecessary frustration. Don't waste your TIME which is so precious on these jokers.

  • It's not a timeshare, but some of you will make the mistake of buying it and think the rest of the world is trying to scam you. As for the calls, there's a "do not call- list" ask about it. And really do something with yourself, like take a trip somewhere instead of sitting at home upset and whining about it!!!! My wife and I are happier than ever, and we enjoyed our honeymoon thanks to Southern Journeys, I completely disagree with this website.   • I had bought a week after I had been recently widowed. I thought this would be a good time to bring my family closer together. I was never able to reserve the week I wanted. This should have been a clue. I received a letter for an owners meeting. I never met with anyone except two people in a small office. The women was pressuring me to purchase another. Every time I said no she had a comeback and the man expertly got loser to the door. I did get up to leave but was very intimidated by the man. "Stupid is as stupid does" is the saying. I bought another more expensive week. I have tried to talk to some one at the main office. They either put me on hold for an impossible length and then I get disconnected. Or I get a voice mail and no one ever returns my calls.

  • That's false. They tell you that you can sell your deed to your share and you can. I have bought one off my father in law. I bought it and am never bothered by silver leaf.   • Sounds like your mom is lying about presidential sweets and nice condos. No offense but when we bought the time share we did the homework. We looked up the resorts we might be using and read reviews. We bought the plan from our father in law who owned it for a long time. He got his money out of it judging by the record. We have gotten our money's worth as well. Alot of the resorts are cabin like apartments on lake front properties with golf, tennis courts, and etc. We love having the places to stay to help us with other expenses on vacation. 25k is really low price and is equatable to what you get. If you mom wants fine wine and four start condos then she will need to shell out more money to a different company. My name is Douglas Lang doug4701 @ g....
